Senate Bill (SB) 326 – Multifamily rental buildings (3+ units) Condominiums and HOAs – Every 9 years visual inspection of structural and waterproofing components; must be integrated into HOA reserve study.

Senate Bill (SB) 721 – Exterior elevated elements inspections for multifamily rental buildings (apartment buildings).  Requires inspection every 6 years of balconies, decks, and walkways. Reports must identify any immediate hazards.

Assembly Bill (AB) 2579 Extension law for SB 721 — Moves first inspection deadline to January 1, 2026 for most properties. Local Codes / Ordinances City or county building departments Varies in some jurisdictions – extended compliance deadlines in some cases.
